This is your control center. Pick a client, preview exactly what that borrower sees, or edit global wording that applies across the borrower portal.

1. Admin Control Center Internal only. Select a client, control wording, open previews, and check settings.
2. Borrower POV Client-specific preview. Shows what one borrower sees for status or documents.
3. Global Wording Changes labels, questions, and default language across the portal, not just one file.
4. Sandbox Testing area. Try changes safely before they become the shared/live version.

This should match where the processing team has the file. When we wire the Suite stage field fully, processing will be the source of truth and the borrower portal will simply show the clean borrower-facing version.

This is the working list for what this borrower can see and respond to. Internal notes stay separate so nothing private leaks into the borrower view.

Portal link and reminders

This is the only button that shows you a real borrower. Opening the portal pages any other way (a bare link, or a bookmark) with no client picked above just shows placeholder demo data β€” not a real person's file.

Testing the Full Application Link end to end: (1) Click Generate Link first if you haven't already for this client. (2) Click πŸ“ Copy Full Application Link and open it β€” it loads the full wizard (dependents, housing, education, declarations, demographics, co-borrower) scoped to this client via the same secure token as the regular link. (3) Fill it out and submit. (4) Check this client's record in Airtable β€” the new fields (Military Service, Ethnicity, Race, Sex, Housing Status, etc.) should be filled in directly, not just logged as text. (5) Click πŸ“„ Generate 1003 on this same client β€” Sections 7 (Military Service) and 8 (Demographics) should now show filled in on the PDF.

πŸ”’ Lost or stolen phone? Instantly shuts off every link and remembered browser this borrower currently has. Click Generate Link afterward to set them up on a new device.

This is the same live list the borrower sees β€” no preview needed. Every change here updates their portal, is written to the file's Activity Log with your reason, and can be undone below. Nothing just disappears: removing an item records it as uploaded, cleared, or no longer required β€” the same states the Suite Conditions board uses.

There's no separate "override" flag fighting the Suite for control β€” whichever tool you saved from last is simply what's true, the same as if two people edited the same file.

Conditions marked cleared

Marked cleared (here, or in Client and Conditions) β†’ If it's the borrower's item: they get an email/text + it shows "Recently cleared" in their portal
Reopening a wrongly-cleared item removes it from their "Recently cleared" list β€” but it can't recall a notification that already went out.

Processor steps & Loan Stage

Checking off certain steps in the Client and Conditions module's Processor checklist moves the Loan Stage forward, which is what feeds this borrower's status page β€” unless you've manually set the stage from this admin page, which locks it so the checklist can't override your call. For the exact list of which steps move which stage, open "πŸ”— How this connects" from the Processor Steps or Conditions section in that client's file β€” it's kept accurate there since that's where the mapping actually lives in the code.

This block is the one place kept accurate whenever this wiring changes β€” come back here any time instead of relying on memory.

This is the email a borrower gets when someone sends them a portal invite β€” from this page, the client file toolbar, or the processor checklist. The greeting and the "Open My Portal" button always stay the same β€” this only changes the subject line and the paragraph in between.

First-time welcome message

Shows once, to every borrower

The very first time a borrower opens their portal link β€” on their phone or a computer, whichever they use first β€” they see this as a one-time welcome screen before anything else. It explains what the portal is and what to do. It never shows again after that on the same device.
